Planning permission exists to protect the best of our heritage, our architecture and our lands and to ensure that any new buildings or new building works only improve upon existing infrastructure in a safe way. Your local planning authority or LPA, is responsible for granting planning permission. They, ultimately, have the final say on whether any new building works can go ahead.

J&M Design & Architectural Services always advise our clients to check with your local authority before doing any work. We will contact the Local Authority on your behalf to apply for any planning permissions that are required.
For most works to an existing house, the only permission needed is Householder Planning Consent. This is sufficient for plans to enlarge a house, change the interior layout of the house or do building works within the boundary/garden of a house.
In addition to obtaining planning permission for your project I can also ensure that your proposed building works meet all necessary building regulations to satisfy your local building control officer. This is achieved by adding sections, details and annotations to the approved planning drawings and submitting to either the local Building Control Department or Approved Inspector. Additional Specialists services may be required, eg Engineer, Energy Consultant, Sound Engineer etc, and I can liaise with these on your behalf.
